A Home Inspection Checklist

A professional home inspection is your chance to understand the true condition of a property before you commit. Most inspections cost $300-$600 and take 2-4 hours.

What Inspectors Examine

Foundation and structure: Cracks, settling, moisture intrusion, and structural integrity of walls, floors, and ceilings.

Roof: Age, condition, missing shingles, flashing integrity, and estimated remaining life.

Plumbing: Water pressure, pipe condition, water heater age and function, and signs of leaks or past water damage.

Electrical: Panel condition, wiring type and safety, outlet function, GFCI protection in wet areas, and grounding.

HVAC: Age and condition of heating and cooling systems, ductwork, and thermostat function.

Exterior: Siding, windows, doors, drainage, grading, and any structures like decks or porches.

Attend the Inspection

Walk through the home with the inspector. Ask questions about findings and maintenance recommendations. This is your opportunity to learn about the home’s systems and how to maintain them.

Using the Inspection Report

Every home has some issues — the key is identifying deal-breakers versus normal maintenance. Major concerns (foundation, roof, mold, electrical safety) may warrant negotiating repairs or a price reduction. Minor items are expected and can be addressed over time.

Specialized Inspections
